A full re-roof strips the existing covering back to the rafters, so it is also the point at which the structural timbers, battens and underlay/breather membrane can actually be inspected and replaced where needed — something a repair on top of the existing covering can never do. Once the timbers are sound, new battens are fixed at the correct gauge for the chosen covering (natural slate, clay tile or concrete tile all have different exposure and lap requirements), a breather membrane goes down to manage moisture while still letting the roof space ventilate, and the new covering is laid with proper detailing at ridges, hips, valleys and abutments. Replacement is generally the right call over repeated repairs when a roof shows widespread nail sickness (tiles slipping across large areas as the fixings fail with age), multiple unrelated failure points, or roof timbers that a survey has flagged as compromised.
